Crazy Market -
The market adjustment has finally hit the San Francisco market. Properties over 1 million seem to sit on the market without much attention as the move up buyers in this categary are frozen on the side lines. Properties, however in the 500K to 700K range seem to be very active with agents pricing a typical 2 bedroom sunset home at $699,500 hoping to attract multiple offers or at least a fast sale. We are encouraging our clients to be patient and diligent in their efforts to seek a new home. Working together with our clients, seeing what has recently sold and what's on the market, we can agree on a fair market price to pay for a home. We want our clients to be satisfied not only at close of escrow but also one year from now when the market might continue to adjust. We try to anticipate what the downslide might be and access the risk. How badly do you want the home? We encourage owners to look at a 5-7 year holding period.
